As a short-term rental host, you know that the devil is in the details. And when it comes to creating a memorable guest experience, few details matter more than the quality of your bedding and linens in your Airbnb. After all, a good night’s sleep can make or break a guest’s stay.

But with so many options out there, how do you choose the right Airbnb linens for your rental? I’ve spent ten years trying out different brands, weaves, thread counts, fabrics and fibers and I’m sharing my best information here. Let’s dive into the world of threads, fabrics, and comfort to help you make the best choice for your guests—and your business.

The Importance of Quality Linens

Before we get into the nitty-gritty of choosing Airbnb linens, let’s talk about why it matters. High-quality linens aren’t just a luxury—they’re an investment in your guests’ comfort and your rental’s reputation.

Think about it: what’s the first thing your guests do when they arrive at your rental after a long day of travel? They flop onto the bed. And in that moment, they’re forming their first impression of your space. Soft, luxurious sheets can instantly make them feel pampered and cared for.

But it’s not just about first impressions. Quality linens can:

  1. Improve sleep quality for your guests
  2. Increase positive reviews and repeat bookings
  3. Justify higher nightly rates
  4. Last longer, saving you money in the long run

Now that we understand why quality matters, let’s look at how to choose the best linens for your short-term rental.

The Fabric Factor: Cotton is King

When it comes to sheets and bedding, natural fibers are your best friend. And in the category of natural fibers, cotton reigns supreme. Here’s why:

  1. Breathability: Cotton allows air to circulate, keeping your guests cool and comfortable.
  2. Softness: High-quality cotton feels luxurious against the skin.
  3. Durability: Cotton sheets, when cared for properly, can last for years.
  4. Easy care: Cotton is easy to wash and maintain.
  5. Environmentally friendly: Cotton has several eco-friendly qualities that make it a sustainable choice:
  • Biodegradable: Unlike synthetic fibers, cotton naturally decomposes at the end of its lifecycle.
  • Renewable resource: Cotton is a crop that can be replanted and harvested annually.
  • Water-efficient (when grown responsibly): While cotton has a reputation for high water usage, modern farming techniques and organic practices can significantly reduce water consumption.
  • Low chemical impact: Organic cotton, in particular, is grown without harmful pesticides or synthetic fertilizers.
  • Carbon sequestration: Cotton plants absorb carbon dioxide from the atmosphere as they grow, helping to mitigate greenhouse gas effects.

But not all cotton is created equal. For the best quality, look for long-staple cotton. The longer the cotton fibers (or “staples”), the softer and more durable the fabric will be. Cheaper linens are made with cotton threads that are short. Shorter threads break more easily leading to holes and tearing.

Some premium cotton varieties to consider include:

  • Egyptian cotton (look for the Cotton Egyptian Association seal)
  • Pima cotton
  • Supima cotton (a trademarked variety of Pima)

What to Know about Thread Count in Airbnb Linens

You’ve probably heard that higher thread count equals better quality. While there’s some truth to this, it’s not the whole story. Thread count (the number of threads per square inch of fabric) can be a useful indicator of quality, but only up to a point.

For most cotton sheets, a thread count between 200 and 400 is ideal. Beyond that, you’re often paying for marketing hype rather than actual quality. Remember: it’s the quality of the threads that matters most, not just the quantity.

The Linen Option: A Touch of Rustic Luxury

While cotton is a fantastic choice, don’t overlook linen as an alternative. Made from the fibers of the flax plant, linen offers a unique set of benefits:

  1. Temperature regulation: Linen naturally wicks moisture and stays cool in summer and warm in winter.
  2. Durability: Linen is incredibly strong and can last for decades with proper care.
  3. Eco-friendly: Flax requires less water and fewer pesticides to grow than cotton.
  4. Unique texture: Linen has a distinctive, slightly rumpled look that many find charming and luxurious.

Keep in mind that linen sheets often feel crisp at first but soften beautifully with use and washing. They’re an excellent choice if you’re going for a high-end, slightly rustic aesthetic in your rental.

The Synthetic Trap: What to Avoid in Airbnb Linens

Now that we’ve covered what to look for, let’s talk about what to avoid. The golden rule? Stay away from synthetic fabrics.

Microfiber sheets, in particular, should be on your “never buy” list. While they might feel soft at first touch and come with an attractive price tag, they have several drawbacks:

  1. Poor breathability: Synthetic fibers don’t allow air to circulate, leading to a hot and uncomfortable sleep.
  2. Static electricity: Microfiber sheets are prone to static cling, which can be annoying for guests.
  3. Environmental concerns: Most synthetic fabrics are made from petroleum-based materials and don’t biodegrade.
  4. Durability issues: They tend to pill and wear out faster than natural fiber sheets.

Other synthetic fabrics to avoid include polyester blends and “wrinkle-free” treated sheets, which often contain harsh chemicals.

Elevating the Experience: The Hotel-Quality Bedding Approach

If you’re looking to provide a quality high-end experience for your guests, three brands I like for my Airbnb linens are: Frette, Mascioni and Parachute. All are excellent quality and if you can purchase them wholesale are much more affordable.

Frette, Mascioni and Parachute sheets are typically made from long-staple cotton and are known for their exceptional softness and durability. While they are slightly more expensive, they can be a worthwhile investment for higher-end rentals when purchased wholesale or through a group purchasing program.

And remember: premium linens can justify higher nightly rates and can set your rental apart from the competition.

Beyond Sheets: Other Bedding Considerations

While sheets are the star of the show, don’t forget about the supporting cast. Here are some other bedding items to consider:

  1. Duvet covers: Opt for cotton or linen to match your sheets. Always choose a duvet instead of a traditional bedspread. Not only is it a more luxurious look and feel, but cleaning a duvet cover is much easier than washing a comforter in between each reservation. We use Frette at many of our properties.
  2. Pillows: Invest in high-quality pillows with different firmness options to suit various preferences. Consider hypoallergenic options for guests with sensitivities. We use these and these.
  3. Mattress toppers: A plush mattress topper can instantly upgrade the comfort of your bed. I use this one for any firm bed I have.
  4. Duvet insert: In the south an all-season insert works great. But choose a fill based on your geographic location.

Caring for Your Airbnb Linens

Investing in quality linens is just the first step. To ensure they last and continue to provide a luxurious experience for your guests, proper care is essential:

  1. Wash before first use: This removes any manufacturing chemicals and softens the fabric.
  2. Use mild detergent: Harsh detergents can break down fibers over time.
  3. Avoid fabric softeners: These can coat fibers and reduce absorbency.
  4. Dry on low heat: High heat can damage fibers and cause shrinkage.
  5. Pull early from the dryer: For a crisp, hotel-like look, pull your linens out when slightly damp from the dryer and immediately make bed. This will help reduce the wrinkles.
  6. Rotate your Airbnb linens: Having multiple sets allows you to rotate them, extending their lifespan.

The Bottom Line: Comfort is Key

At the end of the day, the goal is to provide your guests with a comfortable, restful night’s sleep. By investing in high-quality, natural fiber linens, you’re not just buying sheets—you’re investing in your guests’ experience and your rental’s success.

TL;DR Remember:

  • Choose natural fibers like cotton or linen
  • Look for long-staple cotton for the best quality
  • Avoid synthetic fabrics, especially microfiber
  • Consider luxury brands like Frette for a high-end experience
  • Don’t neglect other bedding elements like pillows and duvets
  • Proper care can extend the life of your linens

By following these guidelines for your Airbnb linens, you’ll be on your way to creating a sleep sanctuary that your guests will rave about. Sweet dreams lead to five-star reviews, after all!
