But with so many options out there, how do you choose the right Airbnb linens for your rental? I’ve spent ten years trying out different brands, weaves, thread counts, fabrics and fibers and I’m sharing my best information here. The Synthetic Trap: What to Avoid in Airbnb Linens

Now that we’ve covered what to look for, let’s talk about what to avoid. The golden rule? Stay away from synthetic fabrics.

Microfiber sheets, in particular, should be on your “never buy” list. While they might feel soft at first touch and come with an attractive price tag, they have several drawbacks:

1. Poor breathability: Synthetic fibers don’t allow air to circulate, leading to a hot and uncomfortable sleep.
2. Static electricity: Microfiber sheets are prone to static cling, which can be annoying for guests.

Other synthetic fabrics to avoid include polyester blends and “wrinkle-free” treated sheets, which often contain harsh chemicals.

Elevating the Experience: The Hotel-Quality Bedding Approach

If you’re looking to provide a quality high-end experience for your guests, three brands I like for my Airbnb linens are: Frette, Mascioni and Parachute. All are excellent quality and if you can purchase them wholesale are much more affordable.  

Frette, Mascioni and Parachute sheets are typically made from long-staple cotton and are known for their exceptional softness and durability. While they are slightly more expensive, they can be a worthwhile investment for higher-end rentals when purchased wholesale or through a group purchasing program.

And remember: premium linens can justify higher nightly rates and can set your rental apart from the competition.

Beyond Sheets: Other Bedding Considerations

While sheets are the star of the show, don’t forget about the supporting cast. Here are some other bedding items to consider:

1. Duvet covers: Opt for cotton or linen to match your sheets. Always choose a duvet instead of a traditional bedspread. Not only is it a more luxurious look and feel, but cleaning a duvet cover is much easier than washing a comforter in between each reservation. We use Frette at many of our properties.
2. Pillows: Invest in high-quality pillows with different firmness options to suit various preferences. Consider hypoallergenic options for guests with sensitivities. We use these and these.
3. Mattress toppers: A plush mattress topper can instantly upgrade the comfort of your bed. I use this one for any firm bed I have.
4. Duvet insert: In the south an all-season insert works great. But choose a fill based on your geographic location. 

Caring for Your Airbnb Linens

Investing in quality linens is just the first step. To ensure they last and continue to provide a luxurious experience for your guests, proper care is essential:

1. Wash before first use: This removes any manufacturing chemicals and softens the fabric.
2. Use mild detergent: Harsh detergents can break down fibers over time.

4. Dry on low heat: High heat can damage fibers and cause shrinkage.
5. Pull early from the dryer: For a crisp, hotel-like look, pull your linens out when slightly damp from the dryer and immediately make bed. This will help reduce the wrinkles.
6. Rotate your Airbnb linens: Having multiple sets allows you to rotate them, extending their lifespan.
